Our acquisition strategy is based on precision and performance. We target industrial assets that meet specific criteria that have been proven to drive long-term value and stability for our investors. Our ideal properties are over 100,000 square feet, have clear heights above 24 feet, and are fully leased, ensuring immediate cash flow and operational efficiency.

We focus on assets with a Weighted Average Lease Term (WALT) of 3 to 7 years and in-place rents at least 20% below the market rate. This provides strong upside potential through lease rollovers and rent repositioning. These foundational elements enable us to consistently deliver smart, value-driven investments in dynamic, high-demand markets.

  • Ideal Deal Size $25 – $500m
  • Class A/B+ modern industrial buildings
  • Building Size > 100,000 square feet
  • Single or Multi-tenant buildings or business parks
  • No development or IOS
  • Primary focus on tier-1 coastal markets

Core+ Criteria

  • WALT: 3 – 8 years
  • In-Place Rents: > 25% below current market price

Value-Add Criteria

  • WALT: Vacant to < 3 years
  • In-Place Rents: > 15% below current market price
